What Is a Property Investor Visa?
Property-linked residence is a residence route based on qualifying real estate registered in the applicant’s name. The land department or property-registration authority confirms ownership information, while the responsible immigration authority determines residence eligibility and issuance. The property’s location matters because each emirate can use different service channels, evidence and procedures.
Unlike employment-sponsored residence, the qualifying property owner is generally the principal sponsor under the selected route. This residence is not citizenship, permanent residence or unrestricted permission to work in every role. Employment, professional licensing and business permissions remain separate where applicable. Common Property-Ownership Situations
A similar purchase price can produce a different eligibility outcome because the authority reviews registered ownership, paid equity and the selected residence route.
Sole Owner of a Completed Property
The title deed should identify the applicant as owner. The authority still checks the property record, classification, current status and the conditions of the selected residence service.
Spouses Owning Property Jointly
The title deed, marriage certificate and each spouse’s registered share may need review. Eligibility for one or both spouses should be confirmed rather than assumed from the combined property value.
A Co-Owner with a Partial Share
The authority may assess the applicant’s own registered share instead of the property’s total value. Dubai Taskeen currently requires a joint owner’s share to be at least AED 400,000.
Owner with an Active Mortgage
A bank letter may be required to confirm the amount paid, outstanding balance and whether the bank objects to residence issuance. The full purchase price may not represent qualifying paid equity.
Investor with Multiple Properties
Some routes may permit qualifying holdings to be combined, but ownership, value, mortgage and authority records for each property must be checked under that specific programme.
Off-Plan Purchaser
A sales agreement or payment plan is not the same as a completed title deed. Eligibility depends on the selected programme, developer status, registration, payments and current authority rules.
Property Registered to a Company
Company ownership does not automatically establish the shareholder’s personal property-residence eligibility. The legal owner, corporate documents and authority treatment require specific confirmation.
Existing Resident Changing Sponsorship
The current residence, cancellation or status-change sequence must be planned with the property application so the applicant does not create an avoidable immigration-status gap.

These cases require more than a headline property value. A title deed is the official ownership record; paid equity is the portion of the property value already paid rather than the outstanding financed amount. 02What is the difference between a Property Investor Visa and a Golden Visa?+
A standard property-linked residence is an emirate-specific route with its own duration and ownership rules. The real-estate Golden Visa is a separate longer-term programme. Dubai currently publishes a two-year Taskeen residence and a ten-year renewable Golden Visa route.
03Can mortgaged property qualify?+
It may qualify under certain routes. The authority can require a bank letter showing the amount paid, outstanding balance and no objection to residence issuance. Eligibility should be based on the selected programme’s current equity and documentation rules.
04Can jointly owned property qualify?+
Potentially, but the applicant’s own registered share may matter. Dubai Taskeen currently requires a co-owner’s share to be worth at least AED 400,000. Other programmes and emirates can apply different requirements.
05Can spouses apply through the same property?+
That depends on how ownership is registered and the selected route. The authority may review each spouse’s share and an attested marriage certificate. One spouse may instead become the principal applicant and sponsor the other, subject to eligibility.
06Can I combine the value of multiple properties?+
Dubai’s current real-estate Golden Visa terms refer to one or more qualifying properties. The eligibility of each holding, registered ownership, mortgage and combined value must still be verified. Do not assume the same treatment under another emirate’s service.
07Does an off-plan property qualify?+
Not automatically. Eligibility depends on the programme, developer, official registration, payments made and current authority rules. A reservation form, sale agreement or total future purchase price may not be sufficient evidence.
08Can a company-owned property support my application?+
Company ownership does not automatically give a shareholder personal property-residence eligibility. The authority must confirm whether the structure is accepted and which corporate, beneficial-ownership and property documents are required.
09Can I sponsor my family?+
An eligible principal applicant may be able to sponsor a spouse, children and, under some routes, parents. Relationship documents, medical fitness, insurance, dependant status and residence duration must be checked for each family member.
10Do I need to be inside the UAE?+
Current Dubai Golden Visa terms require the applicant to be inside the UAE, and DLD states that the applicant must attend personally for its published services. Presence requirements elsewhere must be confirmed with the responsible authority.
11How long does the process take?+
Dubai DLD currently publishes a seven-to-ten-business-day service time for its Taskeen and real-estate Golden Visa services. This is not a guaranteed total timeline; document readiness, mortgage letters, status procedures and authority review can affect completion.
12What happens if I sell the property?+
A sale, transfer or reduction in the qualifying ownership may affect residence or renewal. Review the immigration consequences before completing the transaction, and plan any required amendment, cancellation or alternative residence for the principal applicant and family.
13Can I work in the UAE with property-based residence?+
Property residence provides immigration status, not unrestricted permission for every job or regulated profession. Employment, labour permits, professional approvals and business licensing remain separate and should be arranged according to the intended work.
